Damage to ceiling due to a roof leak
Every water damage event is a little different and requires a unique solution, but the general process stays the same.
When are team first arrived to the home, we did a full inspection of the damage. The home was built in 2001 so no asbestos testing was necessary but unfortunately the damage was a lot worse then expected. The inspector discovered microbial growth. Air movers and dehumidifiers were placed in the affected area for drying out.

Water damage is the most common - and costly - homeowner claim year round.
Below are some common causes to look out for:
Standing Water in outdoor hoses - Standing water can freeze in your hose and an ice block can can occur within the pipes and burst. Here in Albuquerque, be sure to disconnect all hoses in the fall to be prepared for winter time.
Know where your water main is! We also recommended to shut off your water main while out of town for a long period of time.

This year has taught us to be prepared for the unexpected, so let’s take steps now to protect our homes from busted pipes and all the headaches associated with a major water loss during, or even after the holidays.
Interesting fact, water pipes begin to freeze when the outside temperature is around 20 degrees and it stays like that for at least 6 hours. However, insulation in your home and around the pipers helps prevent them from freezing in most cases. So for the few others, where the pipes might be older, or if you are not sure just how good the insulation is around the pipes, here are a few tips to get you through the winter months.
- Keep water faucets running with a slow drip
- Leave the cabinet doors open near pipes
- Unhook the hose from outside the house
- Install heat tape
- Seal leaks to prevent cold air from entering your home
- Check the temperature in the house to ensure there is enough heat on those colder days
How Are Your Vacant Properties?

Water Damaged Vacant Home
We were called out to a house earlier this year, that had been vacant for quite some time and had extensive water damage. There was a toilet supply line break upstairs, so the water-saturated the first-floor ceiling causing it to cave in. By the time we were contacted, there was debris all over the first floor of this home. Although the home was vacant there was still furniture that was not damaged from the water and the collapsed ceiling. Since the owner had not been living in the home, nor had they completed regular visits, we were unsure how long the water had been running. As you can see from the picture this was just some of the damage done to the lower level of the home.
So why are we talking about an older job? Well, we know many people who own multiple homes for different purposes, and some of those homes stay vacant for a variety of reasons. But when talking with those people they do not always complete regular checks on the houses that are vacant, or they do not live close enough to complete regular checks. If you do not live near the property, you should have someone nearby assigned (or hired) to check on your vacant properties. With winter right around the corner, it is even more important to schedule regular checks. September is national preparedness month, but it does not mean that you cannot start preparing for disaster prevention now.

What is the IICRC and why is that important? The Institute of Inspection, Cleaning, and Restoration Certification provides the necessary training for individuals and companies who want to increase their level of awareness, understanding, and standards in the restoration industry. What most people do not understand is that there is a science to what we do when it comes to drying out a home or building and the IICRC provides this training needed to understand the science behind it all. To dry out buildings who might use air movers and dehumidifiers, or you might use an injectidry system. Moisture checks will be done frequently throughout the drying process to ensure we see changes in the drying process.
I remember the first time I had a small flood in my apartment from a monsoon storm. This was way before I came to the restoration industry, so I did not know anything. I was depending on the expertise of the maintenance staff at my apartment complex. The rainwater came in through a crack in the wall and under the door, it completely flooded my kitchen and dining room. So of course, when maintenance arrived, they grabbed towels to soak up the water and then threw some fans out to dry it out. If I had known better, I would have said something and then probably would not have had a mold issue in that area later.
Knowing the correct process is the difference between a professional restoration company and an amateur. Therefore, it is important to work with an IICRC Certified firm.

Water Leak from a Pipe
When we first notice a leak, often time we immediately assume that the source is where the water is currently leaking from. However, water is a very finicky thing; it likes to travel in ways that you might not realize. For instance, if there is a leak in from your bathroom pipe, it might seem that the water would travel by way of the pipe; however, that is not always the case. It could very well end up on the opposite side of the room. In some cases, a leak detector is needed to determine where the source of water is coming form to repair the leak before the area can be dried out. Once the repair is made, it is time for the restoration company to dry out the area. Now when you call SERVPRO® of Rio Rancho and Sandoval County, our crews will not only focus on the main area that is visibly wet; we will also do random checks with our moisture meters to ensure we capture and dry all wet areas.

Injectidry System used on Hardwood Floors
We received a call from a customer stating that the line from the refrigerator was leaking and caused the flooring and walls around the leak to become wet. Once on-site, our crews saw that the floors affected were hardwood floors, which is the perfect opportunity to use our Injectidry system, not only to dry the floors but to prevent permanent damage. Wood floors are very delicate, as excess drying could also cause damage. This is why the crews at SERVPRO® of Rio Rancho and Sandoval County are IICRC Water Certified to trust that the proper water drying process is executed. As you can see in the picture, three injectidry mats were placed in the area where the water from the refrigerator line traveled. Our certified technicians check the job site daily to take moisture readings and ensure there are no issues with the drying process. Because we were able to get on-site right away and start the drying process, we will be able to save the hardwood floors from additional damage.

Water Damage Categories
When it comes to water damage, there are three levels of categories to describe the water. IICRC water certified technicians learn the different degrees of contamination so that when they respond to a call, they know exactly what type of category they are dealing with and what to do. For the different categories, there are different procedures.
Category 1 – The best way to describe this is clean water. There are no substantial risks to contaminates.
Category 2 – The water has come in contact with other surfaces and has a potential cause illness to humans if they come in contact with the water or if they consume it.
Category 3 – This level is the worst, it means that it is highly contaminated with pathogens, toxins, or other harmful material.

Winterizing Your Swamp Cooler

Shutting down your swamp cooler
We are sure you have noticed the weather has changed, it’s been cold outside. All this means is that it is time to winterize your swamp cooler.
When you winterize your evaporative cooler properly, you prevent the water line from freezing, unnecessary damages from condensation and rust, and heat loss from the vents. Heat loss from your vents alone can save you money on your monthly gas bill. However, when pipes freeze, they burst, which can lead to water damage. So let's make sure you've taken care of your cooler to prevent damage to your home.
To properly shut down your cooler, follow the below steps:
- Disconnect the water line
- Drain the water from the base of the cooler
- Clean the cooler
- Change the evaporative pads
- Install a winter cover
- Block the vent
Want an additional tip, once you have cleaned the drip pan at the base of the cooler, put a waterproof sealant on it to prevent future leaks. You can also complete the step when Spring comes back around.

Why Did My Basement Flood?
Flooding of basements is one of the most common issues most homeowners face. Although flooding occurs during heavy rains or rapid snow melts, it can also occur in dry weather.
There are many reasons for basement flooding including seepage, storm sewer backup, and improper grading among others. As the basement lies in the lowest level of a building, it is prone to flooding.
What causes basement flooding?
These are the most common causes of basement flooding:
Foundation Leaks: Water can seep into the foundation if there are cracks in it. The risk of flood in your foundation is more if your home is near groundwater. Cracks in the foundation can lead to significant water leakage into the basement.
Leaking basement windows: Windows in the basement can leak and let water creep in during rains. Whenever it rains, there could be a significant collection of water on the windowsills. Fixing the windowsill is the only option to prevent basement flooding.
Blocked sewer: If the manifold that connects the public sewer system to your house is blocked it can lead to floods in your basement. It is important to call local authorities immediately to address blocked gutters and SERVPRO® of Rio Rancho/Sandoval County to mitigate the sewage and water damage.

"While there are many methods for drying structural components and contents, the “in-place” drying system has been taught in the industry and used by drying contractors since the early ’80s. In those days, this method of drying components, without significant removal of furnishings or fixtures, was somewhat restricted, due to limitations imposed by extraction, evaporation and dehumidification equipment. In recent years, however, drying technology (extraction, evaporation, dehumidification), along with better understanding of psychrometry, has advanced in major ways so that in-place drying has, in some cases, become far more safe and practical."

“Structure and contents
When working within a residence, it is often the case that those who are performing the water damage restoration must work with and around the contents of the home. This includes, but is not limited to, furniture, electronics, books, and any other materials that may have been affected by the water damage. The moving around of the said contents is often referred to "contents manipulation." Water damage restoration firms often bill content manipulation on a per hour basis.
Contents may also require treatment due to the effects of water damage. This may include, but is not limited to, sterilization, sanitization, deodorization, drying, and storage of said contents. Other contents may simply be unsalvageable, or the cost of having them salvaged would exceed its current value.
Monitoring
After the water has been extracted and any non-salvageable materials have been removed, water damage professionals should place drying equipment according to industry guidelines for capacity in the affected areas. Industry standards state that drying vendors should return to the residence at regular time intervals, preferably every twenty-four hours, to monitor the equipment, temperature, humidity, and moisture content of the affected walls, contents, or other affected materials. Should one area be dry and another affected area still wet, the firm will relocate or remove equipment accordingly.
Completion
Once temperature, humidity, and moisture content are deemed acceptable according to industry standards, drying equipment is removed and the drying process is complete. There are defining criteria and methods to be used for assessing water damage and establishing restoration procedures, but because of the unique circumstances of every water damage restoration project, it is impractical to issue blanket rules that apply to every situation. In extenuating circumstances, deviation from standard practices is appropriate.
Step-by-step process
Though the water seepage will stop once the source of water has been identified and plugged, the problem does not end there. It is essential to determine the appropriate water extraction method, which may range from the use of a wet-dry vac unit to more heavy duty equipment like submersible pumps. Once this has been completed, the process of drying and dehumidification should start. Oftentimes, affected surfaces and areas look dry once the water has been extracted and removed, but there remains hidden water and moisture. This would call for the use of drying and dehumidifying equipment. As such, carpets, walls, and flooring require removal, drying, cleaning, and disinfecting."

"Water, under the IICRC's S-500 Standard and Reference Guide for Professional Water Damage Restoration, has been broken off into three categories. These categories are based upon the level of contamination present, or presumed present, in the source water.
· Category 1 is water from a clean or sanitary source. Previously known as clear water or clean water, this descriptor has since been removed to reduce confusion. These can include water from broken clean water supply lines; clean water from toilet tank or bowl; faucets; and bottled water. Although the source may be from a clean source, category 1 water can quickly degrade into category 2 or 3 depending upon such factors as time, temperature, and contact with contaminants.
· Category 2 is water with some level of contaminants that could cause discomfort or illness if ingested. Previously known as grey water, this descriptor has since been removed to avoid confusion. Sources for category 2 water may include washing machine overflow; toilet overflow with some urine, but no feces; and dishwasher overflow. Category 2 water can quickly degrade into category 3 depending upon such factors as time, temperature, and contact with contaminants.
· Category 3 water is grossly unsanitary, and could cause severe illness or death if ingested. “Water damage is classified into one of the following classes:
· Class 1 water damage (least amount of water, absorption and evaporation): Water losses that affect only part of a room or area, or larger areas containing materials that have absorbed minimal moisture. Little or no wet carpet and/or cushion are present.
· Class 2 water damage (large amount of water, absorption and evaporation): Water losses that affect at least an entire room or carpet and cushion(pad). Water has wicked up walls less than 24”. There is moisture remaining in structural materials (e.g., plywood, particleboard, structural wood, concrete).
· Class 3 water damage (greatest amount of water, absorption and evaporation): Water wicked up over 24", or water may have come from overhead affecting ceilings, walls, insulation, carpet, cushion and sub-floor. The entire area are saturated.
· Class 4 water damage (specialty drying situations): These consist of wet materials with very low permeance/porosity (hardwood, plaster, brick, concrete, stone). Typically, there are deep pockets of saturation, which requires very low specific humidity.”
